Project concept is envisioned as a mixed use 100-meter-high tower and is designed with an architectural theme compatible to K2 Business Campus, all with the same goal of creating a synergetic microenvironment and a unique complex in the market. Current preliminary design is defined to target residential-to-commercial usage ratio of 80% : 20%, having in mind the favorable market momentum in high-end residential and office segments.
However, urban parameters allow for significant flexibility in terms of increasing commercial usage percentage so that the Tower may be used as a high-end hotel, office tower or a mixed-use tower with significant portion of high-end retail premises. Within current design, Tower has a structure of 3UG + GF + Mezz + 27 + Setback floors, with modern retail and class A office premises positioned up to the 4th floor, while the upper levels will be developed as western style condominium skyscraper. Total Project GBA amounts to 63,843 sq m. of above ground area and 21,141 sq m. of underground area. Commercial NLA is split between 8,044 sq m. of class A office space and 1,888 sq m. of modern retail content.
As part of the future landmark complex, market absorption of 358 high-end residential units (33,959 sq m. NSA) and 608 UG parking places is estimated to highly benefit from several aspects of this development – its core CBD location, apartments with astonishing views, high quality of finishing works and amenities available to home owners, exponentially increasing number of well-off employees working in this working area and unsaturated market supply in this product segment.
